Aubrey gives conditional approval to Aubrey Heights infrastructure

The staff proposal pairs final-plat filing with guarantees for remaining work at the 142-lot development.

Aubrey City Council voted 5–0 on Sept. 24 to give conditional approval to the public-infrastructure item for Aubrey Heights, a development with 142 residential lots and eight homeowners-association lots.

The agenda item includes conditional acceptance of infrastructure, a subdivision improvement agreement with Aubrey Heights Associates LLC, and a letter of credit intended to secure remaining construction and maintenance work. It also allows final-plat filing subject to the agreement’s conditions.

The staff report describes roughly $4.8 million in public improvements, including water and sewer lines, paving, sidewalks and drainage. It estimates the remaining Sherman Drive improvements and punch-list work at $450,000 and proposes a $495,000 letter of credit, adding a 10% cushion.

The report says the developer requested permission to finish the Sherman Drive connection after Texas Department of Transportation approval of roadway plans, with completion of the noted improvements within six months of that approval.

Final-plat recording would allow homebuilders to complete purchases of platted lots, according to the report. The council’s conditional vote is not confirmation that the remaining work is finished, the final plat has been recorded or the letter of credit has been issued.
