A private investor has purchased the 9,767-square-foot Prosper Center in Prosper, Texas, a city located about 12 miles southeast of Aubrey.

A commercial real estate transaction involving a multi-tenant retail facility in Prosper has been completed, according to an announcement from Marcus & Millichap. The property, known as Prosper Center, was acquired by a private investor from a private seller. The financial terms of the sale were not disclosed.

The 9,767-square-foot building is situated on 1.16 acres at 2810 W. First St. Constructed in 2020, the four-suite center was approximately 65 percent occupied at the time of the transfer. All leases are structured on triple-net terms. Current tenants include Parkview Dental, Peak Physical Therapy, and Best Brains Learning Center, with medical providers occupying nearly half of the available space.

Philip Levy, executive managing director of investments at Marcus & Millichap, stated that the property drew interest because of its position in a rapidly expanding and affluent North Texas submarket. Levy noted that the site offers opportunities for value enhancement by filling existing vacancies. He cited strong residential development, infrastructure improvements, and proximity to regional landmarks such as the PGA of America headquarters, the Omni PGA Resort, and the upcoming Universal Kids Resort as key factors.

Levy, along with investment specialists Joseph Jaques, Ron Hebert, and Alyssa DiFilippo from the firm’s Dallas office, exclusively marketed the property for the seller. Levy, Jaques, and Hebert also identified the buyer. The new owner intends to lease the remaining vacant units and increase occupancy and rental rates to realize the property's value-add potential.

Marcus & Millichap is a commercial brokerage firm focused on investment sales, financing, research, and advisory services. The company reported closing 8,818 transactions with a total sales volume of $50.8 billion in 2025. It employs more than 1,800 professionals across over 80 offices in the United States and Canada.
